The Flex Space consisted of 3300 square feet. The owner who recently purchased the property turned to Kargl Construction to design and build 3 offices, conference room, reception area, server room, break room and fully tiled restroom. The scope of work included T-stat fans, installation of a new HVAC unit, life safety, electrical, low-voltage and security systems.

The Class A office space tenant improvement was an expansion of the existing operations to accommodate the growth of their business. The new office layout consisted of work stations created with systems furniture. The scope of work included constructing 18 new offices, three conference rooms, one high tech board room, new employee kitchen and break rooms, a new secure server room, and secure reception area. The project was completed on time and on budget.

The conversion of this store involved extensive demolition of existing fixtures and mechanical systems to bring the space to shell condition before construction could begin. The design features an extensive casework package, tile architectural features, custom lighting and a storefront system that opens the entire store to the sidewalk.

Dental projects may involve demolition of office suites in an occupied Class A Office building to create a dental clinic. The clinic may require new mechanical systems, new plumbing, new electrical service and medical gas to operatories, dental lab space and a private restroom. Some clients may select high-end finishes such as stone counter tops, upgraded carpet and wood base. The TI may also include the dental cabinetry as well as reception desk, lab work surfaces, workstations and employee lounge.

In a recent project, the chef and owner of a restaurant wanted to open a second, more casual atmosphere and when the space next door became available, the owner asked Kargl Construction for assistance. We worked closely with the architect and his landlord to develop the scope of work that achieved his design goals while keeping to a tight budget. The result was a beautiful yet casual neighborhood establishment with an open kitchen, back bar, booth and table seating and a sidewalk cafe.
